Two ways in

One business, two sides of the same equation.

Every deal needs a property worth buying and the capital to buy it. Most developers have one and are short of the other. We work both sides deliberately.

For property owners

Selling something that's hard to shift?

Stuck on the market, needs more work than a retail buyer wants, or you'd simply rather not have strangers walking through it.

  • No estate agent fees
  • No chain, no waiting on someone else's sale
  • We buy in any condition — including the ones viewers walk away from
  • A straight answer, even if it's no
How selling to us works
For investors

Capital looking for a home in Scottish property?

We take on the sourcing, the refurbishment and the management. You back deals that have already been through the numbers, rather than a brochure.

  • Deals sourced and negotiated directly by us
  • Refurbishment managed end to end on site
  • Real projects, photographed and documented as they go
  • Terms discussed openly, in writing, before anything is agreed

What we actually do

Buy. Refurbish. Refinance. Rent.

That's the model, run in that order. The refinance is the step that matters most — it releases the capital back out against the property's new value, which is what makes the next one possible. Some are sold on instead, where the figures say so.

01

We buy

Tired houses, flats and bungalows across Fife, and Aberdeen where the numbers work. Sometimes through an agent, sometimes before a property ever reaches the market. We negotiate hard on price and explain exactly why.

02

We refurbish

Full refurbishment managed on site, day to day, by us — not handed to a contractor and hoped for. Windows, wiring, heating, kitchen, bathroom, the lot. We use a standing crew we trust and have worked with repeatedly.

03

We refinance, then rent or sell

Once the work is done the property is refinanced against its new value, releasing the capital to go again. Most are then let to tenants. Some are sold on for profit. Which one depends on the area, the condition and the figures — and we'll tell you which and why.

Before and after photography is being prepared for each completed project. In the meantime, the numbers below are the real ones.

Project 01

The first one.

A two-bedroom property bought at the bottom of the market, stripped back and rebuilt room by room, then let. It is the project that proved the model — and the reason the next seven happened.

  • Area Fife
  • Purchased £38,000
  • Refurbishment Full, end to end
  • Outcome Let at £795 / month

If you're selling

Four steps, no theatre.

No valuation appointments dressed up as advice, no pressure to sign anything on the first visit.

Get in touch

WhatsApp is fastest. Tell us the area, roughly what state it's in, and whether you're in a hurry.

We come and look

One visit. We'll walk the property, ask about the age of the boiler and the roof, and be honest about what we're seeing.

You get a straight figure

An offer based on what the work actually costs and what the property is worth afterwards. Not a number designed to flatter you.

We complete

Through solicitors, as normal. No chain behind us, so the date is set by you, not by somebody else's buyer.

Where we work

Fife first. Aberdeen where it makes sense.

Fife is home and it's where the pipeline is. It's a market of small towns with real differences between them — a property in Kirkcaldy is not the same proposition as one in St Andrews, and we price them accordingly.

We also hold property in Aberdeen, from the years spent working there. It's a slower market with its own rules, and we only buy there when the numbers are unambiguous.
