Privacy policy
Who we are
This website is operated by FifeFlips, a property development business based in Fife, Scotland. For the purposes of UK data protection law, FifeFlips is the data controller for information submitted through this site.
For any privacy question, or to exercise any of the rights described below, contact hello@fifeflips.co.uk.
What we collect
Only what you choose to send us:
- Your name, and a phone number or email address so we can reply
- Details about a property you're asking about, or about your interest in investing
- Anything you write in the message field
- The page you were on when you sent the enquiry, so we know which enquiry came from where
We do not collect payment details on this site. We do not run advertising or social media trackers. We do not buy contact lists, and we do not add anyone to a mailing list as a result of sending an enquiry.
If — and only if — you accept analytics cookies, we also collect limited information about how the site is used. That is covered in full under Cookies below.
Why we're allowed to hold it
Under UK GDPR, we rely on two bases:
- Legitimate interests — replying to an enquiry you have chosen to send us is a reasonable and expected use of that information.
- Legal obligation — where property transactions or tenancy law require us to keep particular records.
How long we keep it
Enquiries that don't lead anywhere are deleted within 12 months. Where an enquiry becomes a transaction, tenancy or investment arrangement, records are kept for as long as the law or the agreement requires — typically six years for financial and property records.
Who we share it with
We don't sell information and we don't share it for marketing. It may be seen by:
- Solicitors, where a sale or purchase is progressing
- Lenders or brokers, where a refinance is being arranged with your knowledge
- Trades and contractors, where they need access to a property you have asked us to work on
- Our website and hosting provider, which stores enquiries on our behalf
Your rights
You have the right to ask for a copy of what we hold about you, to have it corrected, to have it deleted, to restrict how it's used, and to object to how it's used. Email us and we'll respond within one month.
If you're unhappy with how we've handled your information, you can complain to the Information Commissioner's Office (ICO) at ico.org.uk. We'd rather you came to us first, but you don't have to.
If you rent a property from us
Tenancy records — your contact details, tenancy agreement, rent records, repair reports and anything related to deposit protection — are held separately from this website and are never published here. Those records are kept because tenancy law and deposit protection rules require it, and access is restricted to the people who need it to manage the tenancy.
If you report a repair through this site, the details of that report are added to your tenancy record. Please don't send identity documents, bank details or financial information through the website form — we'll ask for anything like that through a proper channel if it's needed.
Cookies
This site works fully without cookies. Analytics is optional, switched off by default, and only ever switched on by you.
What is set before you choose
Nothing that identifies you. No analytics script, tag or cookie is loaded before you make a choice. We do not load Google Analytics in a "disabled but present" state — the request is not made at all until you accept. If you never see or respond to the banner, nothing is measured.
What is set if you accept
If you choose Accept, we load Google Analytics 4. It sets the following:
_ga— distinguishes one browser from another. Expires after two years._ga_<container>— keeps session state. Expires after two years.fifeflips.consent.v1— a small entry in your browser's local storage remembering that you accepted, so we don't ask you again. This is set either way, including when you reject.
We have turned off Google Signals, advertising personalisation and ad storage. We do not use Google Analytics to build advertising audiences, and we do not link it to any other data about you. IP anonymisation is enabled.
What is never set
No advertising pixels. No Facebook, Instagram or TikTok tracking. No session recording or heatmapping. No cross-site profiling. No third-party marketing cookies of any kind.
Changing your mind
You can withdraw consent at any time. Use the Cookie settings link in the footer of any page, choose Reject, and the analytics cookies stop being loaded. You can also clear cookies for this site in your browser settings.
Rejecting costs you nothing
Every page, form and contact route on this site works identically whether you accept or reject. There is no content, feature or access gated behind consent.
Other requests the site makes
Fonts are served by Google Fonts, which means your browser contacts Google's servers to fetch them. That is a normal web request, it sets no cookie on this site, and we receive no information about you from it.
Company information
UK companies are required to disclose certain details on their websites. These are shown here and in the footer of every page.

Note for the site owner: the company number and registered office above are placeholders and must be completed before this page goes live. FifeFlips is a trading name; the registered entity must still be disclosed.
Terms of use
What this site is
This website is information about FifeFlips and the property work we do. It is not an offer to buy or sell any property, and nothing on it creates a contract.
Property information
Property descriptions, purchase figures and outcomes shown on this site relate to specific projects at specific times. They are accurate to the best of our knowledge, but they are historical and they are not a prediction, a valuation, or a statement of what any other property will do. Property values can fall as well as rise.
Nothing on this site is a survey, a structural report, or a substitute for proper professional advice about a property.
Investment
Nothing on this website is a financial promotion, an investment offer, or advice on investments. We do not publish or promise returns, and any arrangement involving capital would be documented privately and separately, with independent legal advice on both sides. If you are considering investing and are not experienced in property, take independent financial and legal advice before doing anything.
Selling a property to us
Any offer we make is subject to viewing the property, verifying title, and the normal Scottish conveyancing process. An offer is not binding until missives are concluded through solicitors. You are free to walk away at any point before missives are concluded, and so are we.
Accuracy and availability
We try to keep this site accurate and available. We can't guarantee it will be free of errors or uninterrupted, and we may change or remove content without notice.
Links to other sites
Where we link to other websites — Instagram, for example — we don't control them and we're not responsible for their content or their privacy practices.
Copyright
The text, layout, photographs and design of this site belong to FifeFlips unless stated otherwise. Please don't reproduce them without asking. If you'd like to use something, email us — the answer is often yes.
Governing law
These terms are governed by the law of Scotland, and any dispute would be dealt with in the Scottish courts.
Complaints
If something has gone wrong, tell us. We'd rather hear it early than find out later.
- Email hello@fifeflips.co.uk with the word Complaint in the subject line, or
- Message us on WhatsApp and say it's a complaint
We'll acknowledge it within five working days and give you a proper response within fifteen, including what we're going to do about it. If you rent a property from us and the issue is about the tenancy, you also have the right to raise it with the relevant Scottish housing body, and we'll point you to the right one if you ask.
This page is a plain-English summary written for a small property business. It is not legal advice. If you need certainty on a specific point, take your own advice.
