Our own money is in it
We hold and rent property ourselves. When a deal goes wrong, it costs us before it costs anyone else — which is the correct order for those things to happen in.

For investorsThe work is the product. We source the property, negotiate the purchase, run the refurbishment ourselves, and account for every pound of the spend — so the only question left for you is whether the deal and the person behind it are worth backing.
Not a fund, not a scheme, not a managed product. Each arrangement is a specific property, at a specific price, with a specific scope of work — assessed on its own numbers before anything is committed.
Direct to owners and agents, plus off-market approaches where a property hasn't been listed. We do this ourselves — it isn't outsourced to a lead seller.
Purchase price, genuine refurbishment cost, realistic end value, and the time the work will take. Most properties fail this test. Ours is a small number of deals a year, not volume.
Refurbishment managed on site day to day by us, using a standing crew of trades we've worked with repeatedly. Documented as it goes.
Either refinanced and let, or sold on. Which one is decided on the figures at the time, not promised in advance.
This is not an investment offer. Nothing on this page is a financial promotion, an invitation to invest, or a statement of expected returns. It is a description of how the business operates, so that anyone considering working with us understands the shape of it before a conversation starts.
Any arrangement would be discussed, documented and executed privately between the parties, with independent legal advice on both sides. We will never publish a rate, a projected return or a yield on this website, and we'd be wary of any developer who does.
If you're considering putting capital into property and you're not experienced at it, take independent financial and legal advice first. Property investment can lose money, capital can be tied up for long periods, and past performance on eight properties tells you very little about the next one.
A fund sends you a valuation twice a year. We send you photographs of the bathroom being ripped out and the reason the budget moved by £2,000.
We hold and rent property ourselves. When a deal goes wrong, it costs us before it costs anyone else — which is the correct order for those things to happen in.
The refurbishment is managed in person, on the ground, every working day. That's why overruns get caught in week one instead of at handover.
There's no account manager between you and the person buying the property. If you've got a question about the numbers, ask the person who did the sums.
You don't need to state an amount. What's useful is knowing whether you're looking at property seriously, what kind of involvement appeals, and what you'd need to see before you'd consider it.
Nothing you send here commits you to anything, and it won't be added to a mailing list. If it turns out we're not the right fit, we'll say so.
Straight through, no intermediary. If it's easier to explain in a sentence than fill in a form, do that instead.
