Roof, damp, timber
The parts nobody sees and everybody regrets ignoring. Roof condition, penetrating damp, rotten joists and lintels. If this is wrong, the finish is a waste of money.
Home Projects
The ledgerA tired building is not a difficult thing to look at. It's a difficult thing to cost, plan and finish. This is the record of what we bought, what it took, and what it became — with the figures that are real, and clearly marked where they're still being confirmed.
On the photographs. Before-and-after photography is being assembled project by project. We'd rather publish a small number of honest sets than pad this page with images that flatter the work. The figures below are confirmed; images are being added as each set is finished.
Areas shown at street or town level, deliberately. We don't publish door numbers — several of these are tenanted, and a tenant's address is not our information to give away.
Figures are purchase prices. Refurbishment spend and current valuations are available on request to anyone genuinely considering working with us.
Bought for £38,000 when almost everything about it needed attention. Stripped back, rewired, replumbed and finished properly, then let. It is not a large property. It is the reason there are eight.
It's the phrase everyone uses and nobody defines. Here's what it covers on our jobs — and why a property that "just needs decorating" so rarely does.
The parts nobody sees and everybody regrets ignoring. Roof condition, penetrating damp, rotten joists and lintels. If this is wrong, the finish is a waste of money.
Full rewire, new boiler and heating, upgraded consumer unit, pipework. Done by gas and electrical engineers we've used repeatedly — not whoever is cheapest that month.
Windows and doors, kitchen, bathroom, flooring, plaster, joinery, glazing, guttering. Specified to last a tenancy, not to photograph well for a week.
If your property is in the state these were, we'd genuinely like to hear about it.
