You'd rather not put it on the market
It's tired, it's got a tenant in it, or it belonged to someone you've lost. You don't want boardings, photographs and strangers walking through. That's a reasonable position and we can work with it.
You need certainty, not a top price
Probate, a divorce, a move that's already happening, a landlord stepping back. You'd rather have a date you can rely on than three months of hoping.
What we buy
Almost anything with a roof and a postcode.
Houses, flats, bungalows, terraced, semi, detached. Ex-council and period. Empty, tenanted, or occupied by the owner. We've bought properties where the ceiling had come down and properties that only needed a bathroom.
What we don't buy: commercial premises, land without planning, and anything where the legal title is a genuine tangle. If we can't do it, we'll say so quickly rather than waste your time.
Condition is not an obstacle. It's usually the reason there's a deal to be done at all.
How it works
Four steps.
- You get in touch. WhatsApp is fastest — send the area, the type of property, roughly what condition it's in, and whether you're under time pressure.
- We come and look. One visit. We'll walk it, look at the roof, the boiler, the damp, and ask questions. No clipboard theatre.
- You get a figure. Based on what the work genuinely costs and what the property is worth once it's done — not a number built to flatter you into a conversation.
- We complete. Through solicitors, exactly as a normal sale. There's no chain behind us, so the date is set by what suits you.
The bit most buyers leave out
Our offer will be lower than an estate agent's valuation.
It has to be. We're taking on the property in the condition it's in, funding the refurbishment ourselves, carrying the risk of the work overrunning, and paying for it all before we see a penny back.
What you get in exchange is speed, certainty and no fees. Whether that trade is worth it depends entirely on your situation — and we'd rather you made that judgement with the real numbers in front of you than be talked into it.
